When Should Hotels Replace Their Mattresses?

A hotel mattress works harder than a typical residential mattress. Every night, it supports guests with different body types, sleeping habits, and lengths of stay, often with little downtime between occupants.
Even a well-made mattress will eventually show signs of wear. While there is no universal replacement schedule, many hotels begin evaluating their mattresses after 7–10 years, depending on occupancy, maintenance, and overall condition.
Signs it may be time for a Replacement
🛏️ Guest feedback is changing — More comments about bed comfort or sleep quality may be an early warning sign.
🛏️ Visible wear is appearing — Sagging, indentations, or uneven surfaces indicate that the mattress may no longer be performing as intended.
🛏️ Rooms feel inconsistent — Noticeable differences in comfort and support between rooms can signal uneven mattress wear.
🛏️ Cleaning can’t solve the problem — If housekeeping is seeing deterioration that routine maintenance cannot address, replacement may be worth considering.
🛏️ The hotel is being renovated or repositioned — A refurbishment or move into a higher market segment is often a good opportunity to reassess the sleep specification.
